ARCHITECTURE + CONSTRUCTION
PHASE I
Existing Conditions
We evaluate the existing conditions of your structure by reviewing your legal survey and other relevant documents as well as conducting an on-site assessment. We define all needs and objectives of the project, and prepare a zoning analysis to determine the feasibility of the proposal.
PHASE II
Schematic Design
We prepare scaled conceptional drawings for the proposed project. We present our schematic design plans to you for feedback and approval.
PHASE III
Preliminary Pricing
We provide a preliminary project estimate, including allowances and bulk costs. You can approve the schematic design drawings and project estimate or request adjustments to the design to reduce overall costs.
PHASE IV
Construction Drawings
We produce final construction documents required for municipal approvals, permits and contractor use. The documents consist of final drawings with all specifications needed for construction.
PHASE V
Final Pricing
Upon 80-90% completion of construction drawings, we revisit the preliminary pricing numbers and adjust them accordingly for approval. Once final pricing has been approved, we can prepare the permit applications.
PHASE VI
Bidding
The bidding phase is only used for the traditional method. Whether you use ArchStone as the architect or hire your own architect, once the construction drawings have been completed, we provide you with a budget and formal contract for your project.
PHASE VII
Permitting
We obtain all building permits required to execute the project. The client is responsible for any fees associated with these processes.
PHASE VIII
Construction
Once permits are received, we act as the General Contractor and provide all construction management services, labor, materials, equipment, tools and supervision necessary to execute the final product. All project work will be completed by licensed professionals and in accordance with current codes, ordinances, and regulations.
